You might try a 5-10 minute bike warm up before running or treadmill. I was having terrible ankle pain and then my calves tightening up when doing HIIT on the treadmill. Today I rode the bike 7 minutes before the treadmill and it wasn't until about 25 minutes on the treadmill, my ankle started to hurt...but usually it hurts within 10 minutes and severely...today it ws 25 minutes and barely hurt.
warm ups are important, they help the joints loosen and the blood start flowing at an increased level to better feed your muscles with oxygen and take away all the waste products produced during excercise.
Think of your heart and the rest of your muscles as toffee. When its cold and you bend it --- snap!, when it is warmed up and you bend it ---- stretch! This is also why you should stretch after a workout rather than as a warm up
